URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The parcels in Sengkang remain in the Fernvale subzone, restrained by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Road to the South and Jalan Kayu to the West. Two roads separate the three parcels. “The Fernvale location is an expansion of Sengkang town and brings locals closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior supervisor of information analytics at Huttons Asia.
The 3 parcels in Sengkang have the possible to be turned into a total amount of 4,500 to 5,000 new dwellings in the years to come, Lee quotes. He strongly believes the domestic units may be a mix of HDB, executive condo units (ECs) and exclusive housing.
The inner location includes pockets of housing locations, a suggested site for a park, and a proposed site for a church. Most of the locations in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.
On the other hand, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the site can yield 900 to 1,000 house units and likely be new Built-to-Order flats.
Other residential growth spots in the location consist of those on Anchorvale Road, which might produce between 6,000 and 7,000 new houses, includes Lee. Therefore, anywhere from 10,500 to 12,000 new houses could be offered in Sengkang in the future, consisting of exec condominiums and personal real estate.
The land parcel at Woodlands sits opposite the Singapore Sports Academy and can yield 1,000 residences, according to Lee. Opposite the roadway, a government land sale (GLS) spot at Champion’s Way was offered for $904 psf per plot ratio in September 2023 to City Developments Ltd. The place can be turned into a 350-unit exclusive non commercial project.
The western parcel is proposed to be zoned as a pure housing area (based on detailed arranging). Huttons’ Lee reckons the western site in Fernvale could house an MRT station for a new line operating from Woodlands to Greater Southern Waterfront and passing through Sengkang. If so, the brand-new stop will serve the upcoming house in Fernvale. “Nonetheless, it might take years for comprehensive preparation on the new track to be realized,” he includes.
The easternmost parcel furthermore contains a limited site zoned for residential, an additional site for a park, and a suggested area zoned for health and healthcare. The locations in this parcel may be built higher on average than the previous site, with a larger gross plot ratio of 4.0 or 4.2.
Two other tracts re-zoned for residential property development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
Five land parcels were rezoned as part of the most current change to URA’s Master Plan 2019. Three of the locations are in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to help with residential project that is going to support the interest for real estate in the places and also permit more residents to get easier access to features and public transport, claims URA.
